Leon Springs · Dominion · Fair Oaks · La Cantera
The I-10 corridor runs hard water and high pressure.
Houses up the hill from the 1604 interchange sit on some of the highest static pressure in Bexar County, fed by some of the hardest water in Texas. That combination eats water heaters, splits supply lines and wears out fixtures years early. We find the cause, show you the evidence, then price the repair before anyone picks up a tool.
What we do
Plumbing, drains and gas across northwest San Antonio
Residential and light commercial. Repair work, replacement work, and the diagnostic work that tells you which one you actually need.
Emergency Repair
Burst supply line, failed shutoff, water coming through a ceiling. We stop the water first and sort out the repair second. Call rather than fill in a form — the phone is faster every time.
Drain Cleaning & Clog Removal
Kitchen, lavatory, tub, main line. Cabled or jetted depending on what is actually in the pipe, which is a decision we make after the camera goes in, not before.
Sewer Camera Inspection
Recorded footage of your line, locating included. Useful before you buy a house on an older Leon Springs lot, and non-negotiable before anyone quotes you a sewer replacement.
Sewer Line Repair & Replacement
Spot repairs, full replacements and cleanout installs. Permitted through Development Services and inspected before backfill. We restore the surface we opened.
Hydro Jetting
For grease, scale and root intrusion that cabling only punches a hole through. We jet, then re-camera so you can see the pipe wall rather than take our word for it.
Water Heater Repair & Replacement
Tank units, gas and electric. Replacements are permitted, and that permit is what gets the expansion tank, the T&P discharge and the venting looked at by someone other than us.
Tankless Installation
Gas sizing, venting and the dedicated line a tankless unit usually needs. On water this hard, we set you up with isolation valves and tell you honestly how often it needs flushing.
Slab Leak Detection & Repair
Located acoustically and with pressure isolation before anything gets opened. Then a straight conversation about repair in place versus reroute, with the cost of each.
Whole Home Repipe
PEX or copper, phased so the house keeps running. Permitted and inspected. Most repipes on this side of town trace back to pressure and water chemistry rather than age alone.
Pressure Regulator (PRV) Replacement
The 2024 IPC requires a pressure-reducing valve where supply exceeds 80 psi. Regulators are wear parts. We gauge the static pressure, show you the reading and replace it if it has drifted.
Softener & Filtration Hookups
Loop installs, bypass plumbing and drain terminations done to code. We do the plumbing side properly whether you bought the equipment from us or not.
Gas Line Repair & Installation
Runs for ranges, outdoor kitchens, pool heaters and generators. Pressure tested and permitted. Suspect a leak, leave the house and call the gas utility before you call us.
Before you call
What your house is telling you
Most of what we get called out for up here announces itself weeks ahead. Pick the thing you are actually seeing and we will tell you what it usually means — no form, no email required.
Pick a symptom
Choose whichever one matches what is happening at your house and a plain-language explanation will appear here.
How a visit goes
Diagnose, show, price, then work
We gauge and look
Static pressure at a hose bib, a camera in the line, a meter check for movement. Five minutes that decides everything after it.
You see what we see
Footage on the screen, the gauge reading, the fitting in our hand. If we cannot show you the problem, we have not found it yet.
Price before tools
A number for the repair, and where there is a cheaper way that works, that option too. You approve before anything starts.
Permits and paperwork
Where the work needs a permit we pull it. Warranty terms and scope go on the invoice in writing, not into a conversation you have to remember.
Local rules
What permits and code actually mean here
Plenty of plumbing work in San Antonio is permitted work, and the permit is not bureaucracy for its own sake — it is a second set of eyes on the thing buried in your wall or your yard. Water heater replacements, repipes, sewer replacements and gas work all get inspected.
Northwest Bexar County sits largely over the Edwards Aquifer recharge zone, which is why excavation and sewer work on this side of town gets more scrutiny than the same job somewhere else in the city. It is worth knowing before a contractor tells you a sewer replacement is a one-day cash job.
And a Texas-specific one: plumbing in this state is licensed by the Texas State Board of Plumbing Examiners. Any company advertising plumbing work should be operating under a Responsible Master Plumber licence, and that number should appear in its advertising. Ours is in the footer. Check anyone you hire at tsbpe.texas.gov.
- 2024 International Plumbing CodeAdopted by the City of San Antonio with local amendments, effective May 1, 2025. Permitted work is inspected against it.
- Pressure over 80 psi needs a PRVCode requires a pressure-reducing valve where supply pressure exceeds 80 psi. Hillside neighbourhoods along I-10 are exactly where this bites.
- Thermal expansion controlOnce a check valve or regulator makes the system closed, a water heater needs expansion control. Skipping it is how relief valves start weeping.
- Permits through Development ServicesCity of San Antonio DSD issues and inspects. We pull them in our name, not yours.
- SAWS owns the meter sideSan Antonio Water System is responsible up to and including the meter. From the meter to the house is yours — and that is where most yard-line leaks sit.
- Edwards recharge zoneMuch of the north and northwest sits over the recharge zone, which adds requirements to some excavation and wastewater work.
Where we work
The I-10 corridor and the hills above it
We stay tight to the northwest side on purpose. A plumber who covers the whole county is an hour away from you when the ceiling is coming down.
About
A plumber that explains itself
Peak Plumbing & Drain works the I-10 corridor in northwest San Antonio — Leon Springs out to Fair Oaks Ranch, down through La Cantera and across to Shavano Park. Residential repair and replacement, with light commercial for the retail and office space along the frontage roads.
The reason we lead with diagnostics is that this part of town has a specific set of problems and they get misdiagnosed constantly. A water heater that failed at six years old was probably not a bad water heater. Supply lines that keep letting go are usually a pressure story, not a materials story. Fixing the symptom and leaving the cause means you see us again in eighteen months, which is good for neither of us.
So we gauge the pressure, we put a camera in the line, and we show you what we found before we quote anything. If that takes an extra twenty minutes on the front end, it saves a repeat visit on the back end.
Straight answers
Things we will tell you for free
Where your shutoff is. Most people find out during the emergency. Ask us on any visit and we will walk you to the main, the water heater shutoff and the irrigation valve, and label them.
Whether it can wait. Not everything is urgent. If a repair can reasonably hold until next week, we would rather say so and book it properly than sell you an emergency rate.
When it is not ours to fix. If the leak is on the SAWS side of the meter, or the problem is a appliance rather than the plumbing, we will tell you and point you at who does handle it.
Questions
Before you book
Do you charge for an estimate?
For straightforward replacement quotes, no. Diagnostic work — camera inspections, leak location, pressure testing — is billed, because it is skilled work with equipment attached to it and it is what tells you what the repair actually is. If you go ahead with the repair, that diagnostic fee comes off the job.
What is your service area, exactly?
The I-10 corridor from roughly the 1604 interchange out to Fair Oaks Ranch, plus Leon Springs, The Dominion, Cross Mountain, Scenic Oaks, La Cantera, The Rim, Shavano Park, Boerne Stage and the Camp Bullis side. Just outside that and it depends on the day — call and ask rather than guessing.
Why does my water heater keep failing early?
Usually one of two things, and often both. Hard water lays down scale on the bottom of the tank, which insulates the burner from the water and cooks the tank from below. High static pressure then stresses the tank and the relief valve on top of that. Replacing the heater without addressing pressure and water chemistry resets the clock and nothing else.
Is high water pressure actually a problem?
Yes, and it is the most under-diagnosed thing we see. Code caps supply pressure at 80 psi for a reason: above that, you get banging pipes, failing supply lines, leaking relief valves and fixtures that wear out early. Regulators are wear parts and they drift. Gauging it takes two minutes and costs nothing on a service call.
Do I need a permit for a water heater swap?
In San Antonio, yes. A replacement is permitted work and gets inspected. Any plumber telling you otherwise is telling you they would rather not have an inspector look at their expansion tank, their venting or their discharge piping. We pull permits in our name and handle the inspection.
Can you work on a house that is on a well or septic?
We handle the house side — supply plumbing, fixtures, water heaters, softener and filtration hookups, interior drain lines. Well equipment and septic systems themselves are separate licences and separate trades, and out past Fair Oaks Ranch that comes up regularly. Tell us which you are on when you call and we will be clear about where our scope ends.
Is the warranty in writing?
Yes. Parts and labour terms go on the invoice along with the scope of what was done and what was tested afterwards. Nothing verbal.
You are open until 11 PM — is that an emergency rate?
Our posted hours are our normal working hours, not an after-hours window with a surcharge bolted on. We will always tell you the rate on the phone before we roll a truck, whatever time it is.
